Terms & Conditions


Making a Reservation

This can be done on line at or by calling Gill on 0044 7798 876 252 to make a booking. A deposit of 30% is payable via cheque, direct bank transfer or credit card via Paypal on booking.

The balance of payment must be paid 6 weeks prior to arrival date.

You should provide a home address, contact number and number of people who will be staying in the property at the time of booking.

When you submit a booking and pay your deposit via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent by email or post.

Bookings made within 6 weeks of arrival date are payable in full. Bookings made within 14 days of arrival should be paid in full by bank transfer or by credit card.

Arrivals & Departures

On your day of arrival the property will be ready by 4pm, and must be vacated by 10am on your day of departure. We will give you key collection details following receipt of the final balance.

Please note we reserve the right to enter the property at any reasonable time.


Holiday Cancellation Insurance is not included in the rental. If you need to cancel a reservation for any reason we must be notified by telephone immediately. In the event of a cancellation every effort will be made to re-let the property and you will be reimbursed in full (minus a £25 administration charge). If we are unable to re-let, cancellation costs will be incurred as follows:

  • More than 6 weeks before booking commences your deposit will be forfeited
  • Less than 6 weeks before booking commences you will be liable to pay the full cost of rental


The property should be left clean and tidy on departure and any damages must be reported and paid for prior to departure. If the property is left in a dirty or inappropriate manner this may result in an additional cleaning surcharge.


A maximum of 2 dogs are welcome but not allowed upstairs and must not be allowed on the furniture. Also please clear all dog mess from the garden.There is a £30 supplement per dog that is not refundable. No other pets allowed.


Eravue is  a non smoking house. We would appreciate it if all our guests observed this.


If excessive cleaning or replacement of breakages or repairs for any damage is required Eravue reserves the right to charge your credit card without notice.


The occupancy of the property should never exceed six people.

The contract confers on you a right to occupy the accommodation for a holiday only and, in terms of section 12 (schedule 4, paragraph 8) of the Housing (Scotland) Act 1988 is not an ‘assured tenancy’.

The individual who makes the booking must personally stay at the accommodation throughout the holiday and must be over 21 years of age. He/she is solely responsible for the whole party. Assignees and sub-tenants are prohibited.

Vehicles/Personal Property

As well as cancellation insurance, you are recommended to take out holiday/travel insurance to cover loss or damage to personal effects.

Vehicles, accessories and contents are left at their owners risk. Eravue will not be responsible for any loss or damage or any injury to you or any of your party as a consequence of this agreement or the occupancy following therin.

Holiday Protection

To minimise the cost and inconvenience of cancelled bookings we would advise you to take out holiday/travel insurance.

Adverse travel conditions

If the property becomes inaccessible – if there are ferry/plane/bus/train/road disruptions or closures due to bad weather conditions (especially relevant for our Island properties) or any form of industrial action, we can not be held responsible for non-arrival at the properties and no refunds will be given. Once again we strongly recommend you take out your own holiday/travel insurance.

Availability of rental property

Should Eravue have to cancel your holiday for any reason we are unable to guarantee provision of suitable alternative accommodation. In the event of this happening you will be provided with a full refund of the monies paid by you to Eravue for the accommodation booked. No further financial claims against Eravue will be considered.

Restriction on Rental

We reserve the right to refuse to hand over the accommodation to anyone who, in our opinion, is not suitable to take charge of the property – in any such case all moneys shall be refunded and the Contract terminated without further liability. We also reserve the right to terminate the Contract at any time or remove any person or persons due to unreasonable behaviour, damage to property or causing or likely to cause annoyance or offence to other guests or neighbours or exceeding the stated occupancy. In this case any refund would be at the sole discretion of Eravue.

Repairs to the property

Occasionally due to damage or wear and tear an item of equipment may not be working. We will do our utmost to repair it as quickly as possible. However due to the remoteness of some of our properties this can sometimes take longer than usual.
